The Lab Report Comes First

Health Canada uses 1990 as the screening year for asbestos in textured ceiling finishes, and Milliken Mills, Royal Orchard and Unionville's original subdivisions were built before it. We send a sample from every pre-1990 ceiling to an accredited lab, and nothing gets scraped until the report is back. Ontario Regulation (343) 947-5029 classes removal of a positive ceiling as Type 3 work.

We are not a Type 3 abatement contractor, so a positive result goes to a licensed abatement firm and we return afterward to finish the ceiling. It costs a few days and a lab fee. We do the work this way or not at all.

How a Job Runs

We come to the house, measure each ceiling, identify whether the texture is sprayed, stippled, machine-applied or painted, and bag samples where needed. You get a written quote itemized by ceiling that covers testing through paint. On the job we seal each room in poly with a filtration unit running, scrape the texture wet or float it flat, repair and skim the drywall, then seal and paint.
